Novus Smart Academy

Matter is providing Novus SMART Academy with real estate advisory and owner's representation services to support the identification, evaluation, and delivery of school facilities in Rutherford County, Tennessee. Novus works to connect charter schools with spaces that meet their educational and operational needs, and Matter is helping them build a structured, disciplined approach to evaluating and securing viable facility options.

Our work spans the full process from feasibility through execution. Matter is leading site evaluation across broker-sourced and off-market opportunities, conducting zoning and entitlement reviews, building assessments, renovation cost and timeline analysis, and financial modeling across deal structures. Once a preferred site is selected, Matter's role extends through transaction negotiation, design coordination, contractor procurement, construction oversight, and project close-out.

Matter serves as Novus's independent advisor and day-to-day project manager throughout — ensuring every facility decision is made with a clear understanding of cost, risk, and long-term implications for the schools they serve.
