REAL ESTATE ADVISORY

Our Real Estate Advisory services help clients make informed, strategic decisions during the early stages of a project. We support organizations in defining real estate needs, evaluating site options, conducting feasibility analyses, and negotiating favorable lease or acquisition terms. From architectural test fits and zoning reviews to RFP development and financial modeling, we provide clients with data-driven insight and comprehensive guidance to ensure each real estate move aligns with their mission, goals, and long-term success.

As Owner’s Representatives, Matter acts as an extension of our client’s team to manage projects from concept through completion. We oversee every step of the process—including site selection, design coordination, budget and schedule management, contractor selection, and construction oversight. With a hands-on, proactive approach, we maintain weekly site visits, track lender draws, manage change orders, and ensure all stakeholders stay aligned. Our goal is to deliver projects on time, on budget, and in line with our clients’ vision—while remaining their dedicated advocate every step of the way.

SITE SEARCH & PREDEVELOPMENT ADVISORY 

During Pre-Development, Matter assists our clients with establishing goals, performing site evaluations, and striking a favorable deal. Our priority is to understand and achieve our clients’ objective. We spend significant time with our clients upfront in order to understand project goals, and then we form a collaborative strategy for execution. Once parameters are well-defined, we perform a comprehensive site search and analyze our findings to present the most promising options to our client. We perform additional due diligence (architectural test fits, engineering assessments, code and zoning analysis) on the final site candidates while simultaneously negotiating a term sheet agreement with the owner/landlord.

NEGOTIATIONS & TRANSACTIONS

During the Transaction phase, Matter guides the design process and creates a comprehensive project budget, as well as help the client strike favorable loan and lease agreement deals. Once a site is selected and a term sheet agreement is reached, we continue to work with our client to progress design, create a preliminary project budget, and negotiate terms with the landlord. We act as the primary point of communication throughout this process to ensure that design progresses in tandem with our clients’ expectations and project budget, and to make sure that our client reaches a favorable deal on the property.

RENOVATIONS / NEW CONSTRUCTION 

Matter leads the client through the construction phase by pursuing a hands-on approach to construction administration and team management. Once design is complete and an agreement has been finalized, Matter assists our client in a solicitation process to find qualified contractors for construction. We then work diligently to make sure that the project is delivered on-time and on-budget. Matter meets with the project team and completes site visits every week, issues weekly project schedules and agendas, and updates the project budget for lender draws and contractor requisitions. If an unexpected event occurs during construction, we pursue creative problem-solving methods to mitigate the issue and maintain project progression.

PROJECT CLOSE–OUT

Once construction is completed, Matter will work to ensure project close-out is completed and the property is delivered successfully to the client. Matter continues to work after construction is completed to ensure that the project is completed successfully. We work closely with the client and the contractors to punch list the entire site, making sure that all trades and vendors have successfully completed their work before issuing final payment. We remain involved with the expeditor after construction to ensure that filing with the DOB and FDNY is finalized. Lastly, we help ensure all staff are familiarized and comfortable with newly installed building systems and equipment by coordinating on-site training sessions.
