Spring Public School

Matter is providing Springs Public Schools (Tennessee) with real estate advisory and owner's representation services to support the school's proposed facility development in partnership with Red Hook Capital Partners. Springs is a public charter school network based in Smyrna, Tennessee, and Matter is helping them navigate a complex, multi-phase process to secure and deliver a permanent facility that aligns with their educational program, budget, and long-term financial sustainability.

Our work is structured across two phases. In Phase 1, Matter is leading feasibility analysis, financial modeling, space programming, test fit coordination, and lease and work letter negotiation — ensuring the proposed deal structure fully protects Springs' interests before any commitments are made. Phase 2 transitions Matter into full owner's representation, overseeing design, permitting, construction oversight, budget tracking, vendor coordination, and project close-out through the school's first day of occupancy.

Matter serves as Springs' independent advocate throughout the process — providing disciplined analysis, structured reporting to the Board, and hands-on management to ensure the final facility reflects the school's approved program and is delivered on time and within budget.
